Project Overview
Green Piling worked with UK property developers Jomast, to deliver our Piling and Precast Ground Beam package for two residential development sites in Hartlepool.
Development Sites
Site A
- 29 residential plots
- 869m of G-sPan precast concrete ground beams
- 189 No. 200mm square precast driven piles
- 21 No. 250mm square precast driven piles
- Pile depths ranging from 9m to 12m
Site B
- 37 residential plots
- 1,088m of G-sPan precast concrete ground beams
- 142 No. 200mm square precast driven piles
- 32 No. 250mm square precast driven piles
- Pile depths ranging from 9m to 12m
Key Requirements
To create a stable working platform and ensure the ground profile matched the final designs, this project required us to raise the site levels across both plots. Designed to meet the evolving needs of modern construction, our bespoke NHBC Accepts certified G-sPan precast ground beam system was the ideal foundation solution.
In addition to meeting both client briefs and safety requirements, we chose this method to:
- Provide robust and economical foundations for the development.
- Achieve the required raised site levels across both developments.
- Reduce excavation and temporary work requirements.
- Eliminate the need for expensive shuttering associated with traditional trench fill foundations.
- Enable faster installation and earlier access for follow-on work.
- Offer a cost-effective and compliant solution within the railway boundary.
By manufacturing the beams in-house with strict quality control, not only did we eliminate the need for extensive excavation, shuttering and concrete associated with traditional trench fill foundations, but we also produced efficient production timelines.
Site Challenges
The project presented several challenges that required careful planning, design and collaboration from the outset.
- Residential Environment Both sites were located within an urban area, where construction had the potential to affect both residents and businesses nearby. Minimising disruption and maintaining good community relations were essential in ensuring collaboration throughout the project.
- Active Railway Boundary Site B bordered an operational railway line, meaning additional safety and operational considerations were taken into account during the design and installation process. Our team reviewed and adapted operations to ensure the safety of both the workforce and the local environment, whilst maintaining productivity on site to remain on schedule.
- Planning Restrictions and Design Changes During the project, ongoing planning constraints and design changes required close collaboration with engineers to ensure the foundations remained compliant, on-brief and cost effective throughout.
- Scheduling Pressures Our client required a foundation package that would support an ambitious build programme and allow seamless follow-on trade to begin, without delay.
Our Approach
Green Piling’s capability to produce stronger foundations around the UK is further strengthened by our bespoke design software, dedicated in-house design team, contract and site teams along with our own setting out engineers, enabling tailored solutions for each project and seamless collaboration from concept through to completion.
To reassure stakeholders and residents, Green Piling produced detailed risk assessments and supporting documentation to demonstrate how piling operations could be carried out safely within the vicinity of the railway infrastructure.
Delivery & Execution
Key Requirements:
- Coordinate piling and ground beam installation across both sites to maximise efficiency and reduce time spent on site.
- Adapt working methods to reduce vibration and safety risks associated with the adjacent railway.
- Working closely with local stakeholders to keep plans running smoothly, and avoid disruption where possible.
- Use off-site manufactured G-sPan beams to increase installation speed and reduce on-site disturbance.
- Work collaboratively with engineers to accommodate design revisions and planning requirements, without impacting overall project objectives.
- Implemented strong health, safety and quality measures throughout the project lifecycle to ensure compliance.
Key Outcomes
The Hartlepool piling works were completed in just 17 days, with ground beam installation completed in 46 days, resulting in a total site duration of 51 days.
Thanks to regular communication and our team of experts, the project was successfully completed ahead of schedule and delivered within budget. Here’s what that meant for the installation:
- 66 residential plots delivered across two sites
- 384 precast driven piles installed
- 1,957m of G-sPan ground beams installed
- Completed ahead of schedule
- Delivered within budget
- Average handover rate of more than 6 plots per week
- Successfully delivered adjacent to an operational railway
- Adapted to design changes without impacting programme delivery
The successful completion of both developments demonstrated Green Piling’s ability to deliver efficient, cost-effective and compliant residential development foundation solutions in challenging environments, whilst meeting client objectives and maintaining high safety standards throughout.
